Dept. of Planning and Zoning-Policy Change for Final Subdivision Plat and Site Plan Approval

DEPARTMENT OF PLANNING AND ZONING – POLICY CHANGE FOR FINAL SUBDIVISION PLAT AND SITE PLAN APPROVAL

In the past the Department has verbally accepted an applicant’s statement that the required plans and documentation have been submitted and received by the Virginia Department of Health for soil work approval for septic systems, the Virginia Department of Transportation for entrance approval to a site and road design (if required), and the Thomas Jefferson Soil and Water Conservation District Office for approval of the Erosion and Sediment Control Plan and Storm Water Management.

Effective immediately (February 23, 2006) this procedure has changed. The new policy and procedure of this office is as follows:

AT THE TIME OF SUBMISSION FOR FINAL APPROVAL OF A SITE PLAN OR FINAL SUBDIVISION PLAT, AN ORIGINAL LETTER SIGNED BY THE APPROPRIATE AGENCY REPRESENTATIVE MUST BE SUBMITTED STATING THAT THEY HAVE REVIEWED AND APPROVED THE PLANS OR THAT THEY HAVE RECEIVED THE PLANS AND THEY ARE CURRENTLY UNDER REVIEW.

IF THE PLANS ARE UNDER REVIEW, THE LETTER MUST GIVE PRELIMINARY COMMENTS CON-CERNING THE PROBABILITY OF THE PLANS BEING APPROVED AS SUBMITTED OR WHETHER SIGNIFICANT REVISIONS WILL BE REQUIRED.

FAILURE TO PROVIDE THIS INFORMATION MAY RESULT IN THE FINAL SUBDIVISION PLAT OR SITE PLAN BEING DENIED.
